Comparative Market Analysis (CMA)

Most realtors will provide you with a CMA that will show you the most recent sold comparable home within a radius of your home that you wish to sell. Unfortunately, in this market the most recent sold homes only tell a portion of the story. For example, our agents will provide you with a report that tells the whole story of where the comparative market for your home has been and where it is going. We will take in to consideration the current active listings, Active Contingent short sales, Pending listings, and in some cased even terminated and withdrawn listings. When an agent looks at just the sold listings he or she is only providing you pieces to the puzzle and not the whole puzzle. I am sure you can imagine if you constructed a puzzle without all the pieces it wouldn't be a very clear picture. The same holds true with your CMA. You must have all the pieces!
Multiple Listing Services (MLS)

Most all real estate companies utilize this effective tool called MLS; However, the only similarity is just that, we all belong to the same MLS. Not all realtors are created equal. We can't tell you how many times daily our agents run into incomplete listings on the MLS. For example, only one picture and it is old and doesn't represent the current property condition, very little marketing notes, no virtual tour, no confidential comments (maybe to let you know a pet is on premises), incomplete HOA dues, old tax data, and the list goes on and on. If the listing is confusing to a licensed professional realtor, one can only imagine the confusion your listing may have to a potential buyer. We at Sabella Realty always will strive to offer our sellers the most complete and accurate listings to the best of our knowledge and research of your property.
Inter-Office Agent Presentation

In real time our agents all share information with any and all agents within our office. For example, all agents are informed of all new listings, price reduction, listing status, Short Sale bank approvals, etc. We do this to ensure that all of our potential buyers have the proper information about all of our inventory.

Sabella Realty will offer you signage with creative marketing flyer in a clearly visible location in your front yard and backyard if you are on the water. If your home is on water we will place a sign in the back yard where it is clearly visible to boat traffic. Our flyer coordinates with the rest of our marketing package with QR code placed on the flyer for that client with a smart phone so they can access the information about the property and watch the virtual tour from the front of your home or at their convenience.
